Water Damage Tips for Homeowners and Property Managers

Water Damage Prevention

Though disaster can strike at any time, there are a few measures you can take to alleviate some of the damage.

  • Regular maintenance on utilities like water heaters, toilets, dishwashers, washing machines, drains, etc. Sometimes water damage could’ve been prevented from addressing a clog or faulty pipe in one of these utilities upon early discovery. If you know something in your property could use a fix, get it fixed!
  • Install a water-leak detection system to monitor for leaks or spills via probes or sensing cables, which then alerts the engineering team to quickly respond.
  • Regularly clean gutters and downspouts to ensure proper drainage of rainwater.


After Water Damage

  • Locate the source and shut off power and water (if possible) and/or call a plumber to shut off the water.
  • Call your insurance!
  • Protect your appliances and valuables (get them to a dry place).

What To Do After Flooding

  • Remove excess water by mopping and blotting.
  • Wipe excess water from wood furniture after removal of lamps and tabletop items.
  • Remove and prop wet upholstery and cushions.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Turn air conditioning on for maximum drying in summer.
  • Remove colored rugs from wet carpeting.
  • Remove art objects to a safe, dry place.
  • Gather loose items from floors.

What NOT To Do After Flooding

  • Don't leave wet fabrics in place. Hang furs and leather goods.
  • Don't leave books, magazines or other colored items on wet carpet or floors.
  • Don't use your household vacuum to remove water.
  • Don't use television or other household appliances.
  • Don't turn on ceiling fixtures if ceiling is wet, and keep out of rooms where ceilings are sagging.
